To help maintain a safe, respectful, and enjoyable community for everyone, residents are asked to be mindful of the following key expectations:
Respect Shared Spaces
Please help keep common areas clean, tidy, and accessible. Damage, obstruction, or misuse of shared facilities is not permitted.Noise & Consideration
Residents should avoid excessive noise or behaviour that may disturb neighbours, particularly during evening hours.Balconies & Building Appearance
Balconies should be kept neat and tidy. Items visible from outside should be minimal and secure in Wellington wind conditions. External changes to the building or signage require approval.Rubbish & Recycling
Please dispose of rubbish thoughtfully and follow recycling guidance to help keep facilities clean and costs fair for all residents.Smoking & Fire Safety
The Atrium is a non-smoking building, including apartments, balconies, and common areas.Security & Access
Please help maintain building security by ensuring doors are secure and promptly reporting lost fobs, keys, or security concerns.Pets
Pets are generally not permitted within the building, except approved assistance animals.Maintenance & Alterations

Maintenance & Building Support
Most building-related maintenance requests, including common area issues and resident services, can be lodged through the Urbanise Portal. After-hours emergency contact information is also available for urgent building matters.Security & Building Access
Access to the building is via FOBs and intercom. Residents are encouraged not to allow unknown people to “tailgate” into the building and to promptly report lost FOBs or keys.Rubbish & Recycling
Recycling and rubbish facilities are located on B1. Please sort and clean recycling carefully to help keep costs down and avoid contamination charges.Mail & Deliveries
Mailboxes are located on the ground floor opposite the lifts. Parcels are left at residents’ own risk.Utilities & Internet
Atrium Towers is fibre-ready, and residents may choose their preferred power and internet providers.Building Amenities
Residents have access to shared lobby and atrium spaces. A privately operated gym and pool are also located within the building.Parking & Transport
Resident carparks are privately owned and must only be used for vehicles. Visitor parking is not available onsite.Fire Safety & Moving

The rubbish facilities are provided for residents to dispose of everyday household waste only. This includes typical domestic rubbish generated through daily living, such as food packaging, kitchen waste, and bathroom or laundry items.
General Rubbish
To ensure there is sufficient capacity for all residents, each apartment is asked to limit general landfill waste to approximately two tied supermarket bags per day (15–20 litres).
Please:
Use securely tied rubbish bags
Empty liquids from bottles, cartons, and containers before disposal
Double-bag waste if needed to prevent spills and keep shared spaces clean
Recycling
Residents are encouraged to separate and clean recyclable items before disposal.
Clean glass bottles, plastic containers, and cans may be disposed of in the recycling facilities in addition to your daily general rubbish allowance, provided items are:
Clean
Sorted correctly
Placed in the appropriate bins according to signage
Please wrap any broken glass securely before placing it in landfill waste.
Large, Non-Domestic or Special Waste
Items that fall outside everyday household rubbish — including furniture, large household items, e-waste, renovation materials, or unusually large volumes of waste — should be disposed of privately via:
Local transfer stations (“the tip”)
Charity or opportunity shops
E-waste recycling services
Private sale or donation
Working Together
These facilities are shared by the whole community. By following these guidelines, residents help keep costs fair, recycling uncontaminated, and the facilities clean and accessible for everyone.
Where excessive or inappropriate use results in additional costs to the Body Corporate, these may be recovered from the relevant apartment owner.

Carparks are intended for the parking of motor vehicles only and should be used with consideration for neighbouring residents and shared access areas.
Please ensure that:
Use of Carparks
Carparks are used for vehicle parking only
Personal belongings, storage items, or materials are not kept in carparks
Parking Within Boundaries
Vehicles are parked fully within the boundaries of the allocated park
Vehicles do not encroach onto common areas or neighbouring spaces
Vehicles are parked considerately to allow safe access for neighbouring users
Keeping the Area Clean
Carparks are kept tidy and free from litter
Any oil or fluid spills are cleaned promptly
Courtesy Matters
Please park thoughtfully and centrally within your space where possible to support safe access, door clearance, and movement around neighbouring vehicles.Please note: vehicles or items stored in breach of Body Corporate Rules may be removed at the owner’s expense.

To help maintain a clean, safe, and welcoming environment for all residents and visitors, opened beverages should not be carried through common areas of the building.
This includes:
The foyer
Lifts
Stairwells
Passageways
Carpark areas
This policy applies to all residents, guests, and visitors, and includes alcoholic and non-alcoholic beverages.
Why This Matters
Open beverages can result in spills, mess, and additional cleaning in shared spaces. Common areas are used by all residents and often form the first impression for visitors, prospective buyers, tenants, and contractors.
Residents are kindly asked to ensure guests help maintain the standard of the building and are mindful of noise and behaviour when arriving or departing.
As with all shared spaces, residents are responsible for the conduct of guests they invite into the building.

To help maintain the appearance and presentation of the building for all residents, clothing, towels, bedding, and laundry items should not be hung from windows, balconies, or any area visible from outside the building.
This includes:
Clothes drying racks on balconies
Laundry hung over balcony railings
Items visible from windows or common areas
These guidelines help preserve the quality, aesthetics, and shared enjoyment of the building for all residents.
